January meeting subject: One of the biggest mistakes I see new investors as well as not so new investors make is they underestimate the after repair value of the property. This will cause losing a lot of deals because they’re worth more than you think they are so your offers are low causing you to lose the deals  of course it also leads to  under pricing them when you sell whether it be wholesale or cashing out. The ability to estimate the real value of the house is critical to your success and you won’t solve this problem by using the Z  estimate on Zillow or any other Zestimate or whatever they call it.   On the plus side of the. Zestimate is exactly what many sellers use to determine their value. Of course that’s a big bonus to you because almost every time the actual value is higher than this zestimate. I’ll prove that in class multiple times.   I ll  show you how to arrive at the real after repaired value so you don’t fall into this trap. I’ll be going online live and after teaching how to estimate the value we will do a lot of practicing in class to make sure you get it before you leave. Maybe on your home.   See you there.
